Originally from Pittsburgh, I have lived in the Palm Beaches for over 30 years. My knowledge of the local marketplace comes from over 10 years in the real estate industry as well as a love for the area I call home. Real estate has changed over the years, it used to be clients who used an agent because we had access to the inventory and were the ones that could find you that perfect home, or list your home for sale casting the largest net to buyers by advertising it in the MLS. These days, Buyers are coming to me with a list of homes they have already picked out and Sellers with a price already in mind for their listing.
Access to information: listing, comparables, recently sold properties, it is all easy to find now. Buyers and Sellers have done their research. They have almost the same access to properties that agents have. So why call me? For my Buyers, finding the right property is an important step but, once we negotiate and offer and you are "in contract," your hard-earned money is on the line. Buying a home is stressful, add in numerous deadlines and dates, and it can feel pretty hectic. Did you get your mortgage commitment on time? Did you apply to the HOA as outlined in the addendum? The appraisal came in low so now what? It's the details that have big consequences and you want to have an experienced professional to call. Having an agent outline the deadlines, remind you of important dates, and keep you "in the contract" can be the difference between closing on your new home and losing your escrow money entirely. For my Sellers, pricing property is a tricky thing, they call appraisals an art, not a science, and getting a professional opinion can save you time and frustration.
Moreover, I use (and pay for!) professional photography and take the time to discuss with you which features to highlight and how to present your home to get the most "clicks." Once ready, adding your home into the MLS, the Multiple Listing Service, is still - even in today's google search climate - the best way to get your home in front of the most buyers. The MLS automatically drives your listing to Zillow, Realtor.com, Redfin, and all those individual Realtor® sites that offer an MLS search function. But, the most important part of my job still has not started, because it's once we have a contract that my real expertise comes into play. There are so many things that can derail a closing, from inspection to appraisal, to HOA approval, to financing. Although most of the "deadlines" are on the Buyer, the Sellers have obligations to meet, too. Keeping my clients on track, walking them through the process, negotiating any roadblocks that may pop up, and making sure they close on time is when my experience becomes invaluable.
